Popular gas station chain Sheetz to open second Lake Norman location
Sheetz, the popular Pennsylvania gas station and restaurant group, plans to open a second Lake Norman location at a prime intersection in Mooresville.

The nine-member Mooresville Planning Board voted unanimously Tuesday night in favor of recommending a rezoning for a Sheetz on Alcove Road near Langtree Road.
The Planning Board makes rezoning recommendations to the Mooresville Board of Commissioners, which has final say. The town oard will consider the request at a future meeting.
The nearly 4.5-acre site is off Interstate 77 Langtree Road exit 31 across from the longtime LangTree Lake Norman mixed-use community. The Sheetz would be on primarily wooded and vacant land northeast of the Langtree Road roundabout, Patrick Werner, a town of Mooresville planner, told the board.
Planning Board member Jeffrey Mack made the motion supporting the rezoning. He said the Sheetz “was reasonable and in the public interest” in that it’s “compatible with surrounding commercial uses and future development in the area.”
Hotels and other commercial properties are nearby.
“We’re bringing a use that fits the character (of development) around it,” Nate Buhler, development director for Charlotte-based Cambridge Properties told the Planning Board before its vote.
Sheetz is known for its made-to-order food and customizable coffee. Its convenience stores also offer groceries, touch-free restrooms and free Wi-Fi.

Its proposed 6,1000-square-foot Mooresville convenience store would include a counter-service restaurant with indoor and outdoor seating, Werner said. A mobile-order drive-up window also is proposed, he said.
Drivers would access the Sheetz from two points along Alcove Road, Buhler said. Twenty-feet of vegetation would screen the Sheetz from Langtree Road, he said.
Plans also call for a 10-foot-wide multi-use path in front of the Sheetz that would connect to a 5-foot sidewalk along Langtree Road.
The planned nearby Mooresville Fire Station No. 7 would respond to emergencies at the Sheetz, Fire Chief Shane LaCount told the board. The station should be “fully operational” in six to eight months, he said.
In June, Sheetz revealed plans for its first Lake Norman area location, a 12-pump station on 2.7 acres at Westmoreland Road and Statesville Road (U.S. 21) in Cornelius.
