Fast-growing Charlotte suburbs in line to get more than 220 new rental homes

Over 200 rental homes are heading to the Charlotte suburbs, along with some commercial space.

Texas-based developer HMF Americana is expanding into the Charlotte region. The developer’s next destination is a site straddling Stallings and Weddington along Matthews Weddington Road. Both are in Union County, which is about 16 miles south of uptown Charlotte.

HMF purchased the over 18-acre site from Harris Teeter on Sept. 1 for over $6.7 million, according to Union County property records. The developer also bought a nearby 19-acre lot for $1 million in March.

HMF is planning to bring 221 rental homes to the site, as well as 10,000 square feet of commercial space, according to a news release from the developer. The homes will be a mix of cottage-style single story houses and multifamily units. A portion of the homes will be for residents 55 and older.

Site work will begin next month and vertical construction will start early next year.

HMF noted that its expansion into the towns of Stallings and Weddington were due to the area’s population growth.

“Stallings continues to grow,” Frank Warren, regional director for the Southeast at HMF Americana, said in the release. “Weddington is one of the area’s most desirable communities, and this location allows us to bring additional housing and commercial options to an area where we see significant long-term opportunity.”

Warren would be accurate.

Between April 2020 to July 2025, both Stallings and Weddington have seen population growth rates of over 10%, according to census data. Stallings’ population sits at 17,760 and Weddington has over 14,510 people.

Union County saw an almost 12% growth rate within the same time frame, which is higher than Mecklenburg County’s 10.5% rate.
