Charlotte’s Lower South End could land more apartments and retail near a brewery

More apartments, townhomes, retail and a new restaurant look to be heading to Lower South End near The Olde Mecklenburg Brewery & Biergarten. The project needs rezoning approval first.

Pappas Properties filed a rezoning petition last week to transform an almost 15-acre site into a mixed-use development, according to city of Charlotte permit records.

Pappas’ proposed development including residential, retail and restaurants, and hospitality uses, according to a news release from the Charlotte-based developer. The site at 4405 Yancey Road is owned by Duke Energy and was home to a Piedmont Natural Gas office. Currently, the parcel is a gated parking lot.

The goal is to create a walkable environment, which Yancey Road is already familiar with.

The development is close to Brewers at 4001 Yancey, Henrietta’s, The Olde Mecklenburg Brewery & Biergarten, Protagonist Beer, Sugar Creek Brewing Co. and Zepeddie’s Pizzeria. It’s also about a 20-minute walk to the Scaleybark Blue Line stop.

There’s no exact development plans yet, according to Pappas. The housing will be a mix of apartments and townhomes, while the retail and restaurant spaces will occupy the first floor.

The rezoning petition will go before Charlotte City Council on Nov. 16 during a public hearing. A decision should be made by council on Dec. 21.

Pappas has worked on several housing, retail and mixed-use projects around the Charlotte region and continues to expand.

Near The Pearl District, Pappas and developer Terwilliger Pappas built a Midtown mixed-use development. The housing there is Solis Midtown, a 328-unit apartment building on Harding Place, along with Canopy Realtor Association’s headquarters.

Cadia Village Matthews is being developed as housing and retail.

The site include will 570 residences from single-family homes to apartments, as well as 85,000 square feet of retail and 18,000 square feet of office space. Publix is expected to anchor the retail site and will open by late 2027.

Cadia Village Mooresville will be a similar development. The retail site there will be anchored by a 52,000-square-foot Lowes Foods grocery store.
