                                        {"id":1853,"date":"2026-06-20T08:34:22","date_gmt":"2026-06-20T08:34:22","guid":{"rendered":"https:\/\/charlotterelocationguide.com\/?p=1853"},"modified":"2026-06-20T08:34:22","modified_gmt":"2026-06-20T08:34:22","slug":"behind-the-ballantyne-y-sale-to-a-church-a-charlotte-developer-with-ties-to-both","status":"publish","type":"post","link":"https:\/\/charlotterelocationguide.com\/?p=1853","title":{"rendered":"Behind the Ballantyne Y sale to a church: A Charlotte developer with ties to both"},"content":{"rendered":"<p>In the end, the surprise, $42.5-million<a href=\"https:\/\/www.charlotteobserver.com\/news\/business\/article316163322.html\" rel=\"Follow\" target=\"_blank\"> sale of the Morrison Family YMCA in Ballantyne<\/a> to a Charlotte church was aided by a simple fact about real estate \u2014 it\u2019s who you know that counts.<\/p>\n<p>Read more <a href=\"https:\/\/charlotterelocationguide.com\/?p=1850\">Love Island USA\u2019s Jen Complains About Being \u2018Lusted Over\u2019 Her Whole Life<\/a><\/p>\n<p>And in this case, both <a href=\"https:\/\/www.ymcacharlotte.org\/\" rel=\"Follow\" target=\"_blank\">the YMCA of Greater Charlotte<\/a> and the <a href=\"https:\/\/www.charlotteobserver.com\/news\/local\/article260362800.html\" rel=\"Follow\" target=\"_blank\">Moments of Hope Church<\/a> had a key person in common: Graeme \u201cGreg\u201d Keith Jr., the co-founder and CEO of prominent <a href=\"https:\/\/www.thekeithcorp.com\/team\/graeme-m-keith-jr\/\" rel=\"Follow\" target=\"_blank\">Charlotte development company The Keith Corp.<\/a><\/p>\n<p>His family also has their own YMCA branch named for them, <a href=\"https:\/\/www.ymcacharlotte.org\/locations\/keith-family-ymca\" rel=\"Follow\" target=\"_blank\">the Keith Family YMCA<\/a> off Old Mallard Creek Road in University City. After the deal closes by next summer, the Morrison Family YMCA will shut down and members will disperse to nearby YMCA branches. The church will have a new home where it can expand.<\/p>\n<p>Keith also co-founded the nondenominational evangelical church and is vice chairman of its elder board. He\u2019s been friends for about 45 years with pastor, David Chadwick. Keith played a key role in identifying the Morrison property as a permanent home for the church after looking at 200 properties over the last seven years.<\/p>\n<p>\u201cIt\u2019s really special to see how God provides,\u201d Keith said in a <a href=\"https:\/\/www.facebook.com\/share\/v\/1EBBzh12c1\/\" rel=\"Follow\" target=\"_blank\">video with Chadwick<\/a> the church posted Wednesday on its social media. \u201cHe does it in His time and His way, which is very seldom our time and our way.\u201d<\/p>\n<p>But not everyone is happy with the sale. Many people around <a href=\"https:\/\/www.charlotteobserver.com\/news\/business\/article316166329.html\" rel=\"Follow\" target=\"_blank\">south Charlotte voiced anger and disappointment<\/a> about the pending closure of the Morrison branch.<\/p>\n<p>\u201cThe sudden sale of such a pillar of our community, with no warning or meaningful discussion with the people the YMCA is supposed to serve, is deeply disappointing,\u201d Morrison Y member Jason Forrester told The Charlotte Observer in an email.<\/p>\n<p>And someone started an <a href=\"https:\/\/www.charlotteobserver.com\/news\/business\/article316166329.html\" rel=\"Follow\" target=\"_blank\">online petition to stop it.<\/a> By Thursday evening, it had over 2,550 signatures.<\/p>\n<p>Chadwick knows a number of community members are upset about the loss of the facility, but he emphasized that the decision to sell is on YMCA leadership.<\/p>\n<p>\u201cAt the end of the day, right now, most of the criticism in the Ballantyne community is directed toward the Y, not us,\u201d Chadwick said in an interview with The Charlotte Observer.<\/p>\n<p>\u201cWe understand that people don\u2019t like change,\u201d he added. \u201cAnd we get the fact that there\u2019s a sense of loss and grieving. And I hope again that we\u2019ll be good neighbors, and they\u2019ll still be able to come on the property and use it in different ways.\u201d<\/p>\n<p>YMCA leaders declined to comment Thursday for this story.<\/p>\n<p>Chadwick, a prominent Christain author and former UNC Chapel Hill basketball player, co-founded Moments of Hope in 2019 after leaving Forest Hill Church. Members from his former church followed him.<\/p>\n<p>Since first meeting at a local middle school gym, Moments of Hope has grown to about 1,200 members. The majority of the congregation lives in south or southeast Charlotte, which makes the YMCA location the perfect location, Chadwick said.<\/p>\n<p>He declined to provide detailed financial information about the deal, but said the church has obtained a portion of the funds through tithing and other efforts. The remaining money will be raised over the coming year from inside and outside the church.<\/p>\n<p>The church also saved a \u201cgood bit of money\u201d over the past few years, according to the pastor. \u201cWe raise money just like every church does,\u201d Chadwick said. \u201cWe have our congregation who gives, and our congregation is very generous.\u201d<\/p>\n<p>Moments of Hope Church will not move into the Ballantyne building until next year. During the transition period, all YMCA programs will continue while the church fundraises and plans remodeling.<\/p>\n<p>The church currently leases spaces at Providence Square Shopping Center at 709-A International Drive, about 9 miles northeast of the Morrison YMCA.<\/p>\n<p>YMCA officials called the deal an unsolicited but \u201ccompelling\u201d opportunity to accelerate a regional, $100-million reinvestment plan. But the deal fueled frustration among local Y members, who questioned the transparency of the process.<\/p>\n<p>Echoing a number of online comments, Forrester asked why the church was buying the property at all. \u201cI guess I missed that part in my Bible where Jesus told the church to amass treasures on earth to root out a thriving community center dedicated to serving all.\u201d<\/p>\n<p>For church leadership, the<a href=\"https:\/\/www.ymcacharlotte.org\/locations\/morrison-family-ymca\" rel=\"Follow\" target=\"_blank\"> 22-acre YMCA site<\/a> \u2014 with its indoor pool and retractable dome, outdoor waterpark, gym and <a href=\"https:\/\/charlotterelocationguide.com\/wp-content\/uploads\/2026\/06\/795e713d8cc723886deb36bc19c81d03.pdf\" rel=\"Follow\" target=\"_blank\">sports fields<\/a>\u2014 was the answer to years of prayer.<\/p>\n<p>The purchase and sale agreement signed by the YMCA and the church on Tuesday afternoon was more than a year in the making, Keith told The Observer on Thursday.<\/p>\n<p>\u201cIt was not something that happened very quickly at all,\u201d he said.<\/p>\n<p>Keith said his role in the deal involved helping his church secure a permanent home for the congregation and Oaks Christian School, which was led by his daughter Dowd Simpson. It was Simpson who first suggested asking the YMCA if it had any facilities it might consider selling.<\/p>\n<p>Read more <a href=\"https:\/\/charlotterelocationguide.com\/?p=1848\">Jelly Roll Drops \u2018Divorce Vlog\u2019 After High-Profile Split From Bunnie Xo<\/a><\/p>\n<p>A cold call by Keith kicked off the process.<\/p>\n<p>Describing the negotiation path, Keith emphasized the diligence of the YMCA\u2019s leadership. \u201cThey have a really strong board, and they went back and forth, and we went back and forth. I would say it was a very strategic decision by the Y. It was not a quick decision at all. And it was a strategic decision by us.<\/p>\n<p>\u201cUltimately, they made the decision they would like to sell it.\u201d<\/p>\n<p>Keith pushed back against perceptions that the deal was somehow fast-tracked or an \u201cinside deal.\u201d While he served on YMCA boards 15 to 20 years ago, he said he was not involved in the YMCA\u2019s decision-making process for this sale.<\/p>\n<p>Chadwick told the Observer that Keith\u2019s relationship with the YMCA opened the door for negotiations that might not have otherwise happened. But he emphasized the transaction was an independent business decision between the church and leadership of the YMCA Charlotte board.<\/p>\n<p>Keith characterized the transaction as an \u201carm\u2019s-length\u201d deal, noting the YMCA board acted independently throughout the year. \u201cYou just had two really good, fine Christian organizations come together, and hopefully this decision is going to be beneficial to a lot of people,\u201d he said.<\/p>\n<p>The Keiths have longstanding ties with the YMCA. The late Graeme Keith Sr. held YMCA of Greater Charlotte board positions for over 30 years and served as a trustee since 1998. Greg also held leadership roles in the organization.<\/p>\n<p>The Keith Family YMCA was named in honor of the family in 2017 to recognize three decades of volunteer and philanthropic support, including securing land for the branch.<\/p>\n<p>Keith Corp., which has over 140 employees and includes Keith\u2019s sons Cody and Graeme Keith III, prides itself on being faith-based to guide its business dealings.<\/p>\n<p>Keith founded the development company with <a href=\"https:\/\/www.charlotteobserver.com\/news\/business\/development\/article274028770.html\" rel=\"Follow\" target=\"_blank\">his late father Graeme Keith Sr.<\/a>, who counted Charlotte-born evangelist the Rev. Billy Graham among his friends.<\/p>\n<p>The Keith Corp. is a full-service commercial real estate firm in Charlotte, specializing in the development of office, retail, industrial, and healthcare projects. The Keiths also developed the 60-acre <a href=\"https:\/\/www.thekeithcorp.com\/properties\/tkc-portfolio\/billy-graham-evangelistic-association\/\">Billy Graham Evangelistic Association<\/a> and the <a href=\"https:\/\/www.thekeithcorp.com\/properties\/tkc-portfolio\/billy-graham-library\/\">Billy Graham Library campus in Charlotte.<\/a> Graham and his wife Ruth are buried there.<\/p>\n<p>Other notable projects include The Thread in <a href=\"https:\/\/www.heraldonline.com\/news\/business\/article315570805.html\" rel=\"Follow\" target=\"_blank\">Rock Hill<\/a>, a 400,000-square-foot adaptive-reuse project, Kings Mountain Corporate Center in Gaston County, a 1.25-million-square-foot speculative industrial facility, and the 970,000-square-foot Truist Center in uptown Charlotte.<\/p>\n<p>The company also developed the $22 million corporate headquarters for <a href=\"https:\/\/www.charlotteobserver.com\/latest-news\/article9259460.html\" rel=\"Follow\" target=\"_blank\">Movement Mortgage<\/a> in Fort Mill, a Christian-based lending firm.<\/p>\n<p>Keith acknowledged the concerns of YMCA members regarding the loss of their local facility. \u201cI can understand, and I can empathize with them,\u201d he said. However, he added, \u201cin all fairness, the Y\u2019s got pretty good coverage all over the city.\u201d<\/p>\n<p>That includes four nearby YMCA facilities \u2014 Brace, Harris, Hemby Activity Center and Sara\u2019s \u2014 all 3 to 9 miles away.<\/p>\n<p>For the YMCA, the sale provides a significant influx of capital to support a 2025-28 strategic plan.<\/p>\n<p>The association, which saw revenue decline from $92 million in 2023 to $74.1 million in 2024, has been seeking ways to modernize aging facilities across the Charlotte region.<\/p>\n<p>Proceeds from the sale are earmarked for major planned upgrades at the Johnston YMCA in NoDa, the Stratford Richardson YMCA, the Harris YMCA, and the Hemby Program Center. Nearby Sara\u2019s YMCA in Ballantyne also could be expanded, YMCA CEO Sue Glass told the Observer.<\/p>\n<p>It\u2019s not the only<a href=\"https:\/\/www.charlotteobserver.com\/news\/local\/article312116360.html\" rel=\"Follow\" target=\"_blank\"> YMCA property sale<\/a>. In September, the YMCA announced it was selling 4 acres on its Lowe\u2019s YMCA campus in Mooresville to<a href=\"https:\/\/www.charlotteobserver.com\/news\/business\/article267356962.html\" rel=\"Follow\" target=\"_blank\"> Josh\u2019s Farmers Market.<\/a><\/p>\n<p>Morrison Family YMCA will remain operational for the next year, when it\u2019s expected to close in summer 2027.<\/p>\n<p>The church will begin working with architects and engineers to plan the transition of the site for its own ministries, including youth sports and educational outreach.<\/p>\n<p>Chadwick promised to share more information in the coming weeks as they prepare for the transition.<\/p>\n<p>\u201cWe knew we needed to find something in that particular swath, and man, it\u2019s expensive,\u201d the pastor said in the video. \u201cI can tell you that after all of these years, it\u2019s just really expensive.
